The Buying Process

Step 1 - Selecting a property or develoment

Go to our Developments page and look at the properties we have available. If you want further information, register your interest

and we will be in touch as soon as possible.

Step 2 - Eligibility and affordability

Your eligibility for shared ownership will be assessed by B3@Home. You can also check to see if your eligible on gov.uk. 

Please refer to our Buying Options for more information about your eligibility and to see if your application would be deemed as a priority.

You will need to have a shared ownership affordability assessment carried out by an Independent Financial Advisor.

This is to ensure that shared ownership is affordable for you. We can provide you with contact details for an advisor, or you can choose your own advisor.

Step 3 - Meet with our Sales & Marketing Team

We will invite you to meet with our Sales & Marketing Team, who will talk over your options in terms of what it means to be a home owner and

to discuss your affordability assessment. This is where you will get the opportunity to view property and development plans, or even to

arrange a viewing of a show home or the property if available.

Step 4 - Your Offer

If you meet all eligibility and affordability criteria, B3@Home will offer you a shared ownership property,

subject to you obtaining a mortgage in principle within 7 days of the offer.

You will then pay a ‘reservation fee’ to reserve your chosen property. This is non-refundable if you decide not to proceed with the purchase.

Step 5 - Apply for a mortgage and instruct a solicitor

Now that you have your mortgage in principle in place, you will need to apply for your mortgage and instruct a solicitor.

Your solicitor will liaise directly with B3@Home’s solicitor in dealing with the legal contracts, in particular the shared ownership lease.

B3@Home will notify you of how long you have got to exchange contracts prior to completion.

Step 6 - Complete and get the keys

Once the property has been built and it has been handed over to us from the builders, the purchase will complete soon after.

We’ll meet you at your new home to hand over the keys so you can get started on making it a home!
